Land purchases involve more variables than buying a home. Before making an offer, there are a few important questions to answer.

Zoning and permitted use Can you build what you have in mind? Zoning defines what is allowed on that parcel. Residential, commercial, agricultural, or mixed use. Not all land allows the same type of development.


Access Does the property have public road access or a private easement? Is that access formally documented? This affects value and the feasibility of development.


Utilities Is there water service? Electricity? Sewer or septic? Depending on the area, connecting utilities can carry a significant cost.


Real market value Land has less comparable inventory than residential properties. Pricing should be based on real closed sales and active MLS listings, not automated estimates or broad online tools that don’t reflect local market conditions.
